New building in Tegel: 173 new apartments for students and trainees!
Today, September 18, 2025, a ceremonial laying of the foundation stone for a new residential project took place in Berlin-Tegel. The Berlin administration reports that Ten Brinke and GESOBAU AG will build 173 apartments for students and trainees in Reinickendorf. The project is being realized on a plot of land measuring approximately 3,315 square meters, which was granted leasehold by the Evangelical Church Community of Tegel-Borsigwalde.
Ten Brinke is responsible for project development and construction. The total gross floor area will be approximately 9,291 square meters. The building comprises seven floors and two staggered floors and has an extensive green flat roof, which contributes to the environmental friendliness of the project.
Housing for young people
At the ceremony, Christian Gaebler, Senator for Urban Development, emphasized the important partnership between the parties involved. In addition to the 130 one-room apartments, which make up around two thirds of the total apartments, the offer will also include shared apartments with three, four and five-room apartments. The focus is also on accessibility, as 84% of the apartments are designed accordingly.
The living areas vary between 22 and 110 square meters, and a playground is planned in the northern area of the property. Emine Demirbüken-Wegner, the district mayor of Reinickendorf, emphasized the importance of the new living space for young people. “These apartments are a crucial step in expanding the supply of student housing,” she explained.
Social improvement and sustainable care
Christian Wilkens, CEO of GESOBAU AG, emphasized the importance of affordable housing for young people. Thomas Harms, superintendent of the Evangelical Church District, added that the project will contribute to social improvement in the area. To supply heat, air heat pumps with combination storage systems are planned on the roof, which further increases energy efficiency.
Considering the current situation in the Berlin housing market, this project is of great importance. According to information from the Berlin Senate Administration The number of social rental apartments has declined sharply in recent years. It is currently forecast that the number could fall to just around 59,000 social rented apartments by the beginning of 2028, underlining the need for new developments like this.
The Senate has taken measures to promote new social rental apartments with rent and occupancy controls, which further increases the importance of this project. A new building subsidy was introduced in 2014, which provides funds to cushion the decline in subsidized housing.
