Inspire Neukölln: Innovative commercial center sets new standards!
After two years of construction, the Inspire Neukölln project was officially completed. It is located in Berlin-Britz, at Ballinstrasse 15, near Grenzallee and was designed by Ed. ZÜBLIN AG realized on behalf of CMF Capital GmbH and EPISO 5. With a gross floor area of around 30,000 square meters, the building offers space for up to 2,000 workplaces. The building consists of two six-story buildings and is characterized by its flexible floor plan, which is particularly designed for start-ups and the manufacturing industry.
On the ground floor, visitors will find a cafeteria as well as facilities such as bicycle rooms and showers, which are aimed at sustainable mobility. In addition, numerous e-charging stations and around 150 bicycle parking spaces will be provided to promote the use of environmentally friendly means of transport.
Architectural features
When designing Inspire Neukölln, classic Berlin commercial architecture was combined with modern elements. Large windows and a blue-green ceramic facade create a bright and inviting atmosphere in the interior. These are equipped with high ceilings and flexible zones that allow for a variety of uses. In the inner courtyard of the project, green spaces, seating areas and lounge areas will be created for relaxation and lingering.
Ecological aspects play a central role. The roof areas are green and the project uses a rainwater harvesting system and a fossil-free energy supply. Three air-water heat pumps are used for heating and cooling, supported by heating and cooling ceiling systems. The sustainable orientation is also underlined by certification in the DGNB Platinum standard and as a KfW Efficiency House 55 EE.
A contribution to sustainable urban development
Inspire Neukölln sets standards for sustainable commercial buildings in Berlin and is in line with the city's general trend of innovative construction approaches and environmentally friendly practices. Berlin is increasingly seeing the construction of new living spaces and office facilities that integrate resource-saving technologies. Energy self-sufficient buildings are promoted, which both improves the quality of life of residents and reduces the ecological footprint.
The use of innovative materials such as recycled building materials, bamboo and special shaped stones made from recycled concrete shows how modern architecture can emphasize environmentally friendly principles. These new approaches also include the integration of solar systems on roofs and facades to effectively use renewable energy.
In addition, the importance of green spaces for the quality of life in the city is increasingly being recognized. Projects like Inspire Neukölln help promote a healthy indoor climate through vertical gardens and green roofs, which in turn improves air quality and creates places of refuge for city residents. The integration of such natural elements is seen as an important key to creating a livable and sustainable urban space.
