New living in Charlottenburg: 265 micro-apartments opened!

On October 23, 2023, the “Havens Living Berlin Charlottenburg” was officially opened in Berlin Charlottenburg. Located right next to the Charlottenburg town hall, the new property offers 265 micro-apartments ranging in size from 18 to 46 square meters. The investments for the renovation amount to an impressive 130 million euros. The building was already half rented when it opened, which indicates high demand.

The rental prices for the apartments vary significantly: from 1,229 euros for a “cozy” apartment to 2,289 euros for the largest units. Compared to the average rental price of 19.92 euros per square meter in Charlottenburg, the prices per square meter of over 70 euros are particularly high, which leads to criticism of the high rental costs and the short length of stay. The target group is mainly people with short-term stays, such as expats and commuters.

Apartment offers and amenities

“Havens Living” offers different apartment types: “The Cozy” (18-26 square meters), “The Standard” (27-31 square meters) and “The Spacious” (up to 46 square meters for up to two people). Each apartment is equipped with fully equipped kitchenettes, WiFi, smart TVs, housekeeping and concierge services. Common areas such as a lounge, a gym and a coworking area increase the comfort for residents.

Planned improvements include the second phase of construction, which will be completed on October 31, 2023, while leasing of these new units is scheduled to begin on November 1, 2023. The building was designed with monument protection in mind and includes innovative concepts such as LEED Platinum certification and district heating supply.

Rent index and price development in Charlottenburg

Parallel to the opening of “Havens Living”, the rent index in Charlottenburg shows that basic rents have increased in recent years. According to current data, the basic rent in the entire Charlottenburg area will be 19.75 euros per square meter in 2025. This represents a significant increase compared to the years 2018 to 2024, as the following table shows:

The rising rental prices in Charlottenburg are well above the Berlin average of 16.87 euros per square meter for basic rent. In addition, the share of additional costs, which average 3.80 euros per square meter, has also increased.

The International Campus Group, which acquired the property in 2019, plans to develop “Havens Living” into an important part of the range of temporary housing solutions in Berlin. This building is the group's second property in the capital and reflects the increasing trend towards comfortable short-term apartments.
