New office project The B” in Berlin-Friedrichshain starts with Lightspeed!

On November 1st, 2025 there will be news from Berlin-Friedrichshain, where the innovative office project “The B” at Revaler Straße 32 will be put into use. The new building, designed by the renowned Eike Becker Architects, offers a total area of around 22,000 square meters and represents a modern working environment with a focus on sustainability. The project is being developed by Townscape GmbH and the upper floors are already in operation, while the ground floor and the inner courtyard are currently being expanded.

“The B” is characterized by its flexible design. Each of the six floors offers office space of around 3,300 square meters, which can be divided into up to four units depending on the tenants' needs. The first tenant, Lightspeed POS Germany, has already rented 1,300 square meters of office space. These rental agreement negotiations were mediated by CBRE GmbH, while the legal advice for Townscape GmbH was provided by Walch Rittberg Nagel Rechtsanwälte and Steuerberater Partnership mbB.

Sustainable architecture and innovative concepts

The building meets the latest ESG standards and is DGNB Gold pre-certified, which underlines its high requirements for sustainability and energy efficiency. The Efficiency House 55 standard combines modern technology with environmentally friendly energy supply, including an integrated photovoltaic system that helps reduce the carbon footprint. The building also has a WiredScore Platinum certification for digital infrastructure.

One of the most striking aspects of “The B” will be the landscaped, publicly accessible courtyard, designed as a central meeting point with dining options. A spacious roof terrace of 700 square meters allows users to enjoy Berlin's impressive skyline. The project is expected to be fully completed in summer 2025, with the courtyard and ground floor commercial space to be occupied in the coming months.

Transport connections and surroundings

The location on Revaler Straße offers excellent transport connections. The Warschauer Straße S-Bahn and subway station as well as the Ostkreuz train station are within walking distance and enable “The B” employees to travel easily. In addition, the area is characterized by other office and commercial projects, including the well-known RAW site. This supports the goal of creating a lively and productive work environment.

Overall, “The B” project shows Berlin’s ambitions to design modern and sustainable work spaces. With innovative concepts and a clear focus on environmental friendliness, “The B” will not only revolutionize the way companies work, but also have a lasting positive impact on Berlin's cityscape.
