New building project in Tegel: 173 apartments for students and trainees!
The foundation stone was laid today in Berlin-Tegel for a new residential project that will include 173 apartments for students and trainees. At an event attended by numerous representatives from politics and society, those involved emphasized the importance of this project for the region. The laying of the foundation stone was carried out by Ten Brinke and GESOBAU AG and takes place on a 3,315 square meter plot of land that is owned by the Evangelical Church Community of Tegel-Borsigwalde and was granted a leasehold. The total area of the future construction project is approximately 9,291 square meters.
The project will offer new residents a variety of housing options. Of the 173 planned apartments, 130 will be designed as one-room apartments, which accounts for two thirds of the total units. In addition, shared apartments with three, four and five rooms are planned. What is particularly noteworthy is that 84 percent of the apartments are designed to be barrier-free and the living space will vary between 22 and 110 square meters. Christian Gaebler, Senator for Urban Development, spoke of an exemplary partnership and emphasized the role of living space for young people.
Important actors and their statements
The district mayor Emine Demirbüken-Wegner emphasized the urgency of creating new living space for the young generation. “Suitable accommodation is crucial for the education and future of these young people,” says Demirbüken-Wegner. Arjen ten Brinke, managing director of Ten Brinke, praised the close cooperation with GESOBAU and the church district in Tegel, while Christian Wilkens, board member of GESOBAU AG, emphasized the importance of affordable housing for young people. Thomas Harms, superintendent of the Evangelical Church District, saw the project as a social improvement for the entire neighborhood.
The architectural design provides for seven floors and two staggered floors, which are topped off by an extensively planted flat roof. A playground is also planned in the northern area of the property, which will help to improve the area.
Sustainable energy supply
Another future-oriented element of the project is the installation of air heat pumps with combination storage systems on the roof, which will provide heat to the apartments. This measure reflects the growing awareness of ecological aspects in construction and fits into Berlin's urban development goals.
This new building project is a step in the right direction to address the growing need for housing for students and trainees in the city. In view of the declining stock of social rental apartments in Berlin, the number of which is expected to fall to around 59,000 by the beginning of 2028, the project represents an important milestone. In 2014, the Senate introduced new building subsidies in order to create new social rental apartments through rent and occupancy controls, which is also important in this context reports Berlin.de.
