A balcony can significantly influence the price of a condominium. A current analysis by Immowelt shows that apartments with balcony in major German cities are 6.1 percent more expensive than apartments without balcony. In some cities, the surcharge is almost 19 percent. The analysis examined the percentage price premiums for condominiums with balcony, terrace or loggia in 42 selected major German cities. All other apartment features were kept constant.
Interestingly, the percentage surcharges in the popular metropolises are comparatively low. The strong demand means that even apartments without balcony are sold at high prices. Therefore, a balcony in these cities tends to have less influence on the total price. In Munich, the most expensive German city, the surcharge is only 2.0 percent, the lowest value of the analysis.Also in other hotspots such as Cologne, Frankfurt and Hamburg, the prices are moderate. In Berlin, on the other hand, buyers have to expect a surcharge of 5.6 percent if they want to have a balcony.
The highest percentage costs are recorded away from the popular cities, especially in North Rhine-Westphalia and East Germany. In Solingen, the surcharge is an average of 18.8 percent, followed by Halle (Saale) with 15.4 percent. The Ruhr area, shaped by workers settlements, also shows high percentage surcharges, since balconies are often not part of the standard equipment here. In East German cities such as Leipzig and Magdeburg, which have a lot of old building fabric, condominiums with a balcony also achieve significantly higher prices.
The results of the analysis show that a balcony has a significant influence on the offer price of a condominium. However, it is worth noting that the percentage surcharges vary depending on the city and depend on the demand and the equipment of the apartments.
