As one of the most important builders in Germany, Christoph Graner is based in Berlin, but for two years he has no longer realized construction projects in the capital. Gröner, who donated generous 820,000 euros to the Berlin CDU in 2020, describes himself as a convinced Social Democrats. GRÖNER leads the increasing construction costs as the main reason for the priceless property prices. While the pure construction costs in Munich and Hamburg are between 3000 and 8,000 euros per square meter, the total costs per square meter including property prices reach up to 12,000 euros. The exploding property prices in Berlin from 700 to almost ten times within 15 years moved him to withdraw from the current construction activity in the capital.

GRÖNER emphasizes that the purchasing power of the citizens determines the real estate price of a city. Since 2022, his company no longer has been building in Berlin due to the unaffordable property prices. He points out that the purchasing power of the Berliners is no longer sufficient to cover the necessary rents and property costs. This leads to stagnating construction activity in a city, the purchasing power of which is considered particularly low in a European comparison.

The real estate entrepreneur speaks for a pragmatic solution against the lack of housing. According to Gröner, innovative living concepts could be realized by more efficient use of areas and faster building permit processes. He even suggests covering the highway to make room for up to 60,000 apartments. Gröner calls for a cooperative cooperation between politics and real estate industry to develop pragmatic solutions and to protect housing from ideological discussions.
