In Pankow there are further signs of progress in housing construction. After years of standstill, the Pankow district and the investor Christian Gérôme are negotiating a possible agreement on a significant project at Thälmannpark, which includes, among other things, the construction of 500 apartments. Gerald's plan also includes the renovation of the historic train station building, which will serve as an event location. A central point of contention in the negotiations is the area of the former freight yard on Greifswalder Straße. Gérôme emphasizes that the focus of his project will be on affordable housing, as concerns have arisen in the past about the creation of luxury apartments. The SPD and Left had rejected the project in the past, while the CDU, FDP and Greens signaled support. The legal framework for high-rise development and urban integration has not yet been fully clarified. In order to promote negotiations, a letter of intent is in the works, which will regulate future planning and a property exchange.
School development as part of the construction project
Another important aspect of the project is the planned construction of a new school for around 600 children. This will include a sports hall with a rooftop sports field and replaces original plans for a school building on the Thälmannpark site, which had come to a standstill. In Pankow, the area of the former HO department store on Breite Straße is being redesigned at the same time. Here the property owner and the district have signed an urban development agreement to develop a new district. The development plan for Breite Straße is due to be presented for public participation this year and could have a decisive influence on the future use of the area.
New city district “Pankower Tor”
In addition to the developments at Thälmannpark and Breite Straße, around 2,000 apartments will be built in the new “Pankower Tor” urban district, 30% of which are planned as rent-controlled living space. This plan, which was developed in close cooperation between the Pankow district, the Berlin Senate and the Krieger company, also envisages a large city park and the necessary social infrastructure, including daycare centers and a new city square.
