The Top 7 office markets in Germany are surprisingly dynamic at the end of the third quarter of 2024! With an incredible sales turnover of around 1.9 million square meters , the market determines an increase of 14 percent compared to the previous year. These numbers are actually more than just numbers - they reflect the pulse of the economy!

Why are the small to medium -sized areas in demand? According to björn Holzwarth , spokesman for German Property Partners (GPP) , it is mostly private users who lead this trend. "The large companies act more carefully due to the economic uncertainty," continued Holzwarth. Nevertheless, it is astonishing that in the past three months there have been increasing contracts for areas from 5,000 square meters , which shows that the companies do not withdraw completely!

A look at the numbers reveals: The public sector is the sales rocket in the top 7 markets! In cities such as Stuttgart and Hamburg they dominate with market shares of up to 47 percent . Holzwarth reveals: "In four of the seven top markets, the public sector is a leader, despite difficult economic framework." This is a strong signal that shows the resilience sector!

And that's not all! In some locations, new rentals are already being considered intensively. These are positive news for the industry! "We expect the return of some companies to the offices with a slight increase in rental," added Holzwarth. The confidence is slowly returning!
