TÜV association warns of defects in the fire protection of public buildings

A new building law report from the TÜV association shows alarming defects in the fire protection of public buildings in Germany. According to the report, a good 25 percent of fire protection systems in schools, hospitals, hotels, event sites and high -rise buildings have essential defects. This corresponds to an increase of 0.6 percentage points compared to the previous year. Only 29 percent of the tested systems were free of defects.

The TÜV association expresses its concern about the ongoing deficits in technical fire protection. In particular, the operation of fire extinguishing systems, smoke extraction systems, fire alarm systems, ventilation systems and emergency generator has high defect rates. According to the report, around 31 percent of the fire extinguishing systems, 27.6 percent of the smoke extraction systems and 21.3 percent of fire alarm systems showed significant defects.

The TÜV association names the growing time and cost pressure on construction sites, the shortage of skilled workers, as well as failures in maintenance and maintenance as the main causes of the rising defect rates. The lack of qualified specialist staff and the complexity of building technology tighten the problems. In order to reduce the defeats before commissioning, the TÜV association recommends the early exchange with experts during the planning phase.

Another challenge is the energy transition because it also contains fire protection on buildings. With the increasing number of photovoltaic systems, battery storage and charging stations for electric vehicles, corresponding fire protection measures must be taken into account. Battery storage in particular contains a considerable fire risk and must meet special regulations.

The TÜV association therefore calls for a simplification of the construction specifications and reducing bureaucracy on construction sites. Nevertheless, security should continue to be a top priority.

In order to increase transparency, the TÜV association has first published the exams in accordance with the VDS testing. These exams were carried out by experts from the TÜV companies. The results show that only 10.1 percent of the tested systems were free of defects, while around 32 percent essential defects were found.
