Construction crisis in housing: decline in order and solutions
The alarming numbers of the Federal Statistical Office are there and they draw a dark picture for housing in Germany! Until August 2024, the orders in housing had suffered a dramatic decline of over 6 percent compared to the previous year! But that's not all: compared to 2022, it is even almost shocking 30 percent less! Felix Pakleppa, the chief managing director of the Central Association of German Construction Management, urges: "Unfortunately, we still haven't passed the valley sole in housing construction!"
and the reasons for this are obvious: the number of building permits for more than two years has been falling at worrying pace. This year alone, we lack almost 100,000 apartments by August 2020 to 2022! This is an alarming state that we absolutely have to fight. Otherwise, the housing crisis becomes normal, and that could have catastrophic consequences - not only for the housing market, but for the many people who are desperately looking for living space.

The decline in order incoming also has massive implications for construction companies: a dramatic substructure of capacity, which were laboriously built in previous years. Current figures from the IFO business survey show a threatening order range of only 3.2 months in housing construction! This is a bitter setback, because in August 2022 this value was still 5.7 months!
The Federal Government has tried to take measures, but the impulses from Berlin do not seem to be submitted. Investments in residential properties are out to a considerable extent. A small ray of hope is the discussion about the new building type E, which was initiated in the countries. This could help to purify the state building regulations and significantly reduce the construction costs. Because not every apartment needs all conceivable comfort equipment, which now also understands politics.
