Demolition of a dangerous house in Berlin: New hope for residents!
On October 19, 2025, the Mitte district office in Berlin announced that it had been commissioned to demolish a building at Burgsdorfstrasse 1 that was in danger of collapsing. This was explained in press release No. 151/2025, published on July 8, 2025, by District Councilor Ephraim Gothe.
The demolition work, which began on July 10, 2025, is expected to take eight weeks. The need for demolition arises from the poor condition of the building as well as a seven-year road closure which has caused significant disruption to local residents. The demolition should help to finally end this stressful situation and offer residents more security.
Understanding of inconveniences
We ask for your understanding for the inevitable inconveniences during the demolition work. Residents and road users should prepare for possible restrictions that may arise as a result of the work.
The process of building demolition is complex and subject to numerous laws and regulations. According to information from Sigma Abriss, necessary permits must be obtained and various legal aspects must be taken into account before work begins. This includes, among other things, monument protection and environmental regulations, which must be observed in all cases.
Substitute implementation in construction law
An important aspect when carrying out such demolition measures is: Replacement procedure, which is used in cases like this. This legal possibility allows an owed act, i.e. demolition in this case, to be carried out by third parties if the original obligor does not take action. The costs for this replacement must then be borne by the person actually obliged to act.
In construction law, substitution is particularly used when it comes to rectifying defects. For example, if an owner ignores the demolition order, the authority can commission a third party to carry out the demolition. However, deadlines and conditions must also be observed in order to remain within the legal framework.
The demolition of a building therefore involves many legal and practical considerations that must be taken into account before and during demolition work in order to ensure the safety of everyone involved and minimize legal risks. The Mitte district office has taken responsibility in this regard to ensure that the endangered building is demolished safely and quickly by qualified companies.
