New funding initiative KNN: Hope for housing in Berlin

The real estate industry breathes up! A new chapter in German housing is imminent, because the funding program "Climate -friendly new building in the low price segment" (KNN) will soon start! On October 1, 2024 it will be officially starting and the joy in the industry is tangible. "The interest rate reduction can give housing a real thrust," it bubbles from Iris Schöberl, the president of the central real estate committee (ZIA).

The industry players cheer, because in the new KNN program it is possible to finance up to 100 percent of the eligible costs! But not everything shines: While 100,000 euros per living unit was set as a maximum of funding limit, 150,000 euros would have come closer to reality, according to Schöberl. "Affordable living space needs all the strength in these times - there would be more," she explains and demands more commitment to the future of the housing market.

the ZIA also has an important detail to announce: This new funding program is not linked to the strict requirements for 40, but is placed on the less strict eg 55. The method of detection will take place via the quality seal "Sustainable Building Plus" (QNG-Plus), which, however, is associated with additional costs and bureaucracy. Schöberl criticizes: "This is associated with unnecessary bureaucratic extra planning." Future builders have to prepare for long distances to meet the requirements.

Another explosive topic remains the reliability of the interest rates. Since the introduction of the "Climate -friendly new building" program (KFN) in March 2023, interest rates have been adjusted at least 15 times! "We want to convince the federal government that investors get more predictability through reliable KfW interest rates. This is also very important for the KNN program," says Schöberl with emphasis. The industry needs stability to survive in the turbulent market.

With over 34 associations in the back, the ZIA ensures that the voice of the real estate industry can be heard loudly and clearly - both at national and international level. He is not only active in Berlin, but also in Brussels, Vienna and Zurich! President Iris Schöberl is at the top and fights for the interests of the industry.

In times when affordable living space is urgently needed, the real estate experts put great hopes in the KNN program and want quick, unbureaucratic solutions. But the questions about financing and implementation are currently exciting. It remains to be seen whether the expectations can be met and whether the housing is actually receiving the large thrust that the industry needs so urgently!
