Instone is finished 142 student apartments in the 'Lokhöfe' city district in Rosenheim
On the former railway site north in Rosenheim, the residential developer Instone Real Estate developed a mixed city district called "Lokhöfe". In this context, 142 modern one-room student apartments were recently completed. The neighborhood is located at walking distance to downtown Rosenheim and near the technical university. In addition to the student apartments, S&P Commercial Development GmbH realizes office, catering and commercial space at the area, while Bayerncare Immobilien GmbH & Co. KG is responsible for a senior citizens' and care center. The completion of the entire district is planned for the end of 2024.
The student apartments offer twelve different apartment types with efficiently cut floor plans and sizes from 19 to 36 m² in a seven -storey construction. The area is designed with green courtyards, roof gardens and urban places to ensure a high quality of stay. Both car and bicycle parking spaces are available, with the parking garage with a continuous greening of facade and a Platan roof garden. The entire neighborhood is located on Munich Strasse and is only a few minutes from the train station and the city center. The nearby bus station offers connection to all bus lines and there is a direct connection to the B15, which leads to the A8 towards Munich. There are also direct connections from the Rosenheim train station to Munich.
With this project, INSTONE will take into account the high demand for student living space in Rosenheim. The realization of the “Lokhöfe” city district is another step in the urban development of Rosenheim. The city has a long history as a railway junction and location for industry and business. With the redesign of the former North Railway site, a forward -looking district is now being created that meets different needs. The proximity to the technical university and the good transport connection make “Lokhöfe” an attractive location for students. At the same time, the office, catering and commercial space as well as the planned senior citizens' and care center contribute to strengthening the economy and improving the quality of life for all generations.
