The Friedrichshain-Kreuzberg district, long known for its rejection of high-rise buildings, is facing change. Three major high-rise projects could create between 1,500 and 2,000 new homes in the region. This development is seen as a necessary measure to address the ongoing housing shortage in Berlin. The Development City reports on the general acceptance of these projects, which are now intended to serve as urban planning tools for creating living space in the city center.

The “Urbane Mitte” project at Gleisdreieck is currently being modified to create more living space and provide less space for commercial space. In addition, a 98 meter high wooden hybrid high-rise is being planned at Anhalter Bahnhof, which is being developed by the UTB group of companies and Mad arkitekter. Around 60% of the area of ​​the Anhalter project will provide living space in the future, while the rest will be reserved for commercial and public use. Particularly considered forms of housing include accommodation for students and people with special needs.

Projects on the Warsaw Bridge and the Amazon Tower

Another important project is the high-rise project on the Warsaw Bridge, which amounts to up to 1,000 apartments and a height of up to 167 meters. This project has received positive reviews, but there are concerns about overcrowding in the area. The planned high-rise building opposite the “Amazon Tower” looks similar, which will offer over 1,000 apartments, including social housing. The height of this new high-rise is also 167 meters and it is located directly next to busy train tracks, which has sparked public interest and protests, such as the Tagesspiegel reported.

The urgently needed construction projects do not come without disputes and concerns. Residents fear that the high-rise buildings will provide shade and wind problems, and questions about rental prices also remain unanswered. The development plan process for the Anhalter project is already underway, but the schedule is still unclear. This shows that the discussion about sensible usage concepts for high-rise buildings is becoming increasingly more important than the question of acceptance, which may still prevail.

The plans for these high-rise projects have been discussed since 2021 and underline the need to create housing in the city center. The Berlin Senate Administration has taken over planning authority and will lead the further steps in the implementation of these ambitious projects.
