Sustainable developments in Berlin's housing construction: A look at the “Friedenauer Höhe” project

The efforts to afford affordable housing in urban areas have gained driving in recent years. An outstanding example of this is the “Friedenauer Höhe” residential construction project in Berlin, which is being built on the former site of a freight station. A future -oriented city district with a total of 1,060 apartments will be realized here by 2026, which is an answer to the challenges of the housing market.

This big project is responsible for the joint venture of the renowned companies Instone Real Estate and OFB project development. The construction progress in the southern section, where 396 rental apartments are currently being built, was recently celebrated as part of a festive occasion. In addition to these rental apartments, 537 units in the northern part of the neighborhood have already been completed. In addition, there are 131 condominiums in the "Marlene and Dietrich" area, which will soon be ready for occupancy.

A central concern of the planners is to create habitats that meet the needs of a diverse population. Saidah Bojens, branch manager of Instone, emphasizes that the high demand for the apartments reflects the trend towards sustainable living in the heart of Berlin. This development is particularly remarkable because the historic district of Friedenau was shaped by a long phase of standstill.

The new buildings not only offer modern living space, but also a high quality of life thanks to an excellent infrastructure and connection to local transport. Around 2,500 people at Friedenauer Höhe are expected to find a new home. The planned large public park with playground areas and a public bike path should also increase the quality of life in the neighborhood and promote the community.

An important aspect of the construction project is the sustainable construction. The materials used such as CO₂-reduced concrete help to minimize the ecological footprint of the residential buildings. Furthermore, the heat supply is ensured via a combined heat and power plant, which contributes to a further reduction in energy consumption and corresponds to the BEG Efficiency House Standard 55 EE.

The "Friedenauer Höhe" is more than just a residential construction project; It symbolically stands for the change that city quarters can experience through innovative and sustainable approaches. The creation of living space, which is suitable for all life situations, not only meets the needs of people, but also strengthens the social structure of the district.

The development of the project and the positive reactions of the residents show that the right approach leads to harmonious coexistence in the city. This initiative is rounded off by the focus on common areas and nature that offer people space for interaction and relaxation.
