Berlin hotel fights: Station continues to be uphill!

In June 2024, the average daily rate for a hotel room in Berlin was 132.89 euros. This is a clear decline compared to the previous year, when prices were 157.03 euros. This development was influenced in particular by the European Football Championship 2023, which resulted in higher prices and deterred some potential tourists. The result of this price development was a hotel utilization of 81.4 percent in June 2024, which, however, was still below the 2019 level, the last summer before Corona pandemic, when tourism records were set up in Berlin. Another positive aspect is that the coming July 2024 is already good, but not fully booked. Berlin still remains a popular travel destination, especially for younger travelers. According to a passenger survey from 2024, 56 percent of the passengers who arrived in the capital were under 35 years old.

The demand for overnight stays in Berlin is declining in the first months of 2025. From January to April 2025, the city recorded around 3.6 million guests, which corresponds to a decline of 2.1 percent compared to the same period last year. The requested overnight stays fell by 3.1 percent to a total of 8.5 million. In April 2025, 1,022,738 new guests and 2,551,207 overnight stays were made preliminary recording of the number of guests. The number of domestic guests also reduced by 3.2 percent, while the number of foreign travelers only slightly dropped by 0.1 percent. After all, the proportion of foreign guests was 40.3 percent, which indicates that Berlin can continue to count on international interest.

Current trends in the hotel industry

The hotel industry in Berlin offered a total of 146,269 beds in 722 accommodations at the end of April 2025, but the average occupancy was only 48.9 percent in the first four months of the year. These numbers reflect the challenges with which the industry is confronted. In comparison, Brandenburg, which recorded around 1.3 million guests from January to April 2025, showed a slight increase of 0.3 percent. The number of overnight stays in this region remained at the previous year's level.

The increase at campsites in Brandenburg is particularly remarkable, which recorded an influx of 21.3 percent of arrivals and 26.2 percent of overnight stays compared to the same period in 2024. Such trends could also have an impact on Berlin's tourism providers who are encouraged to diversify and adapt their offers to get the attractiveness of the city.
