Are real estate currently the golden investment? More and more people are wondering after the prices in the used market have finally declined and interest rates are stable below four percent. But how do I find out whether a property is the right way for me to rent?

The real estate professional Roland Hustert von LBS has some valuable information. First of all, you should question your personal motivation: "A pure return object looks very different from an apartment that I want to use myself." Here we have to look at two scenarios: On the one hand, there is an investment as a pure investment, often from inheritances or for old -age provision. On the other hand, there are apartments that are intended for your own needs, such as a student apartment for your own offspring or an apartment for your own vacation plans.

Financial aspects in focus

The crucial numbers should not be underestimated here: thanks to increasing rents and falling prices, an apartment can often bear its own costs. If you do not have equity reserves, you have to expect monthly financing costs of 417 euros at a purchase price of 100,000 euros, but which will come back in by rent. In the case of larger apartments, it is advisable to put at least 20 percent of equity in, so that interest and repayment are also covered by the rental income.

But the federal government is planning active support for new buildings! Ranned new building properties can currently be deprived of 5 percent annually, which leads to juicy tax advantages in the early years. It is important that the time of work or construction is between September 30, 2023 and 01.10.2029!

But how profitable are such investments really? In our sample apartment, theoretically results in a return on capital of 4 percent. But be careful! Maintenance and administrative costs still have to be deducted from this number. Hustert warns: "Realistically you reach 2 to 3 percent return, but remember: Most private investors plan long -term."

holiday properties seem to be a tempting range with a 5 percent return for many, but here it is important to check carefully! Hustert reminds us urgently: "These real estate are an interesting alternative, but you have to take a consideration of the risk of utilization and the higher maintenance and management costs." In order to avoid disputes during your own vacation time, private uses should be contractually determined.
