Energy efficiency when buying housing: regional comparison shows advantages for buyers

When buying a condominium, no longer only counts the location, but also the energy efficiency. Through severely increased prices in recent years, energy efficiency has become an important criterion for real estate buyers. The Hamburg World Economic Institute (HWWI) analyzed the real estate offers in the 400 counties and independent cities in Germany and given an overview of the regional price gradations of the energy efficiency classes in the Postbank Wohnatlas 2024.
On average, about a third of the condominiums in the regions examined offer good or very good energy efficiency. However, it is not sufficient to make buying an apartment dependent only on this criterion, since energy -efficient living space is usually more expensive.
In some regions, only a few apartments with good or very good energy efficiency can be found. For example, in 26 counties, nine large and three center towns, a maximum of a quarter of the condominiums offered have good or very good energy efficiency. The Vogelsbergkreis in Hessen has the lowest share with 9.4 percent.
In other regions, mainly in the east and south of Germany, at least half of the condominiums offered have energy efficiency class D or better.
Postbank Wohnatlas also shows that there are the largest proportions of apartments with good energy efficiency classes in Bavaria and in the East German federal states. In the city of Gera in Thuringia, for example, 57 percent of the condominiums offered have a high energy efficiency class.
In the seven largest German metropolises, the proportion of apartments with good or very good energy efficiency is 35.6 percent. Munich and Berlin have the highest proportion, while Stuttgart has the slightest part.
Overall, buyers of condominiums in the BIG 7 always pay a surcharge for a better energetic standard. The price surcharge varies depending on the city and is on average between 772 euros and 1,727 euros per square meter.
In some regions of Germany, there is an additional charge of more than 1,000 euros per square meter for apartments with good or very good energy efficiency. In other regions, however, buyers pay less for energy -efficient apartments.
Average less than 500 euros per square meter is the price surcharge for energetically efficient apartments in 130 regions, including 48 regions even less than 250 euros.
There are a total of seven regions in which apartments with good or very good energy efficiency on average less costs than apartments with poorer energy efficiency.
