Christoph Gröner: Berlin building owner paradox
Christoph Gröner, a renowned building contractor in Germany, has had his business headquarters in Berlin, but has not realized any construction projects in the capital for two years. With a view to the enormous construction costs that make the living situation in Germany difficult, Gröner emphasizes that the actual problems are in the property prices. In cities such as Munich and Hamburg, the property costs are significantly higher than the pure construction costs, which affects the affordable living space.
As a Greener started in 2010 with construction projects in Berlin, the property prices were even significantly lower. However, the prices have almost increased in 15 years - an increase that makes it difficult to create affordable living space. Gröner also criticizes speculation with land that leads to excessive prices and makes building uneconomically.
Although Groener has built more than 5,000 apartments in Berlin in the past, his company has no longer started new projects in the past two years due to exploding property prices. The purchasing power of the Berlin population is no longer sufficient to cover the high rental prices, which makes the implementation of new construction projects unprofitable.
GRÖNER points out that purchasing power in Berlin is significantly lower compared to other German cities such as Cologne and Munich. This situation means that even Berlin -born have difficulties to finance rents or the purchase of condominiums. He emphasizes the need for a balanced urban development policy that creates both social living space and apartments for the free market.
With regard to the energy transition, Gröner is a supporter of geothermal energy and other sustainable energy technologies. He warns that the planned measures of other real estate companies with regard to air-air heat pumps or Split climate systems could not only be priceless, but also problematic.
GRÖNER also comments on his political commitment, emphasizes his support for social justice and economic prosperity, regardless of party affiliation. He emphasizes that politics is shaped by ideological discussions in terms of housing construction and advocates a master plan for creating affordable living space to avoid social unrest and political extremes.
