Housing in Berlin: New apartments, but the construction stalls!

The signs are on housing shortage in Berlin: As reported by BZ Berlin, Bausenator Christian Gaebler presents 349 new apartments on the Rauchstrasse in the Wasserstadt Oberhavel, which can be obtained from May. But that's just a small drop on the hot housing market! The Senate had promised to create 20,000 new apartments annually, with increasing demand for new apartments in Berlin until 2040 to 222,000. In 2025, however, Gaebler expects less than the desired 20,000 apartments. Instead, the number could decrease by 1,000 units compared to the previous year, which would exacerbate the tense Situation.

A reason for these declines are the difficult framework conditions in construction. As Gaebler notes, the industry suffers from an acute lack of materials and specialists. He emphasizes that he is optimistic that a significant increase in new buildings will take place by 2026. The number of building permits also shows the first signs of recovery, which can be seen as a positive signal. In the first months of 2024, the situation seems to be stabilized, and 5,000 new social housing are promised, which is considered success. However, the zoning of new housing projects is only progressing slowly, and Gaebler calls for an urgent improvement in traffic connections for the new buildings.
