Residential allowance: Real estate industry is pushing for the removal of 'Baubremse'

Real estate industry: Improvements in housing benefit are correct - now “construction brakes” must be removed

The importance of improved housing benefit and the challenges for the real estate industry

The planned increase in housing benefit is positively evaluated by the real estate industry. The Federal Government has decided to help people from various population groups to pay their rents if they cannot do it on their own. This step is based on recognition that living is a basic need and that social compensation is necessary. It is important that the municipalities design their processes in such a way that the assistance is not delayed by time -consuming bureaucracy. However, coping with the housing problems not only requires improved financing options, but also overcoming obstacles in the area of housing.

measures to facilitate the housing market

The Central Immobilien Kreinch e.V. (ZIA) calls for further measures to make affordable living space. The amendment to the Building Code offers decisive options for adapting the construction pace in such a way that it does justice to the serious situation on the housing market in Germany. However, the adoption of this law should not take place according to the principle of "a little loss is always". It is important to exploit the full potential and ensure that the special rules of paragraph 246, which previously only apply to refugee accommodation, are also extended to rental housing construction. Although Paragraph 246 was introduced in 2015 to meet the need for housing in times of large number of refugees, this expansion was not taken into account in the current draft of the new building code. This expansion could develop land for housing faster.
