In the Neuköllner Rollbergkiez, an exciting project of the Vollmuten cooperative is currently being realized. A cultural center is created on an area of ​​25,000 square meters on a former beverage bearing of the Kindl brewery, which is important not only for residents and traders, but also for urban development. The cooperative, which was founded in autumn 2024, pursues the goal of permanently securing affordable commercial areas and creating a self -managed commercial area.

As part of the project, it is also planned that rents for apartments and commercial space are below the market level. Traders who become members of the cooperative pay a share that depends on the area and location. The members include, for example, a film school, a daycare center and a Korean market hall. This diversity shows how closely cultural and economic aspects are connected.

The estimated costs for the implementation of the project amount to around 50 million euros. However, around ten million euros have to be raised from investors for the implementation. It is a financing that includes both equity and loans. This mixed financing is intended to create a model that is not profit-oriented and ensures stable cultural and commercial space in the long term and creates jobs.

The integration of the circular economy into urban planning is emphasized by the cooperative as an innovative approach. This enables longer and more effective use of buildings and products and supports the achievement of goals that are formulated in the BMZ, such as the creation of a healthy living environment and an efficient use of resources.

The Neuköllner project is therefore not only an answer to rising rents in urban areas, but also a pioneering example of future urban development in the sense of sustainability and social justice.
