New residential project in Karlshorst: 234 rental apartments for Lichtenberg!

Walkürenstraße 17, 10318 Berlin, Deutschland - On June 12, 2025, the foundation stone for a new residential project took place at Walkünestraße 17, 10318 Berlin-Karlshorst. This significant construction project is realized by the city and state of Wohnbauten-Gesellschaft mbH in cooperation with Inter Stadt AG and aims to create a total of 234 subsidized rental apartments in the Lichtenberg district. District City Councilor for Building, Urban Development and Facility Management, Camilla Schuler from the DIE LINKE party, emphasized the importance of this project to cover the need for affordable living space in Lichtenberg.

The living ensemble is realized as part of the living space funding of the state of Berlin and is aimed at the owner of a living permit (WBS). The apartments should be available in particular families, seniors and single parents in order to promote social mixing and sustainable neighborhoods.

Promotion of housing in Berlin

The promotion of social housing in Berlin is based on several legal foundations, including the General Law Act and the Living Service Act. The aim is to promote the freshness of living space in rental and cooperative apartments through funding programs. This also happens through public building loans and grants from the "Special Fund Living Service Fund Berlin", which serves to create inexpensive living space for those looking for income. Funding recipients are owners and those entitled to disposal who meet the requirements of § 11 WOFG.

The state -owned housing associations, cooperatives and private project developers play a crucial role in the implementation of these projects. For construction projects with up to 100 new apartments, up to 100% funding can be granted, whereby a minimum share of 20% equity capital is required. The rental borders are staggered, so a maximum of 7 euros/m² for households with an income up to 140%, 9.50 euros/m² to 180% and 11.50 euros/m² to 220% may be requested.

Need for affordable living space

This analysis shows that the current range of housing is not sufficient to operate the demand of different target groups, especially from receivers of transfer services and households with low income.
