A apartment building in Berlin-Gesundbrunnen again makes headlines, since the roof of the building was badly damaged for the second time within a year. The repeated storm damage caused rainwater to enter a tenant's apartment and severely damaged it. The affected tenant, Michael Dunajevsky, is at the end of his nerves and sees the property management.
As early as February 2022, the roof of the historical building was covered by a storm, which led to damp blankets and walls in Dunajevsky's apartment. At that time, the neighbors had to help out with buckets to catch the penetrating water. Dunajevsky immediately informed the property management and documented the resulting water damage. In such cases, the Berlin Tenants' Association recommends the rent reduction unless the defect has been remedied.
The property management had the roof temporarily repaired after the first damage, but it later turned out that this emergency seal only had a limited lifespan. Nevertheless, it was left on the roof over the specified period. In a new storm in July this year, not only the emergency seal broke off, but the entire roof structure fell down and landed on the site of an adjacent daycare center. Fortunately, nobody was injured.
As a result of the incident, Dunajevsky called the police and the fire brigade, who recommended him to leave his apartment for security reasons. The rainwater penetrated through the open attic and already damaged a ceiling. The property management confirmed in a document that the apartments were completely soaked. Dunajevsky was subsequently offered an alternative apartment, which was on the ground floor and was allegedly exposed to an increased risk of burglary.
Despite the new apartment, Dunajevsky felt abandoned by the property management. He complained that nobody took his emotional stress seriously. In addition, the new apartment lacked a stove and the washing machine was not connected. The property management promised that craftsmen would be commissioned and that alternatives are being searched for. To date, however, nobody has contacted Dunajevsky.
The property management is currently in contact with the insurance company to clarify further steps. The exact renovation date for Dunajevsky's apartment is still pending. In the meantime, protective devices are installed to prevent water from penetrating into the building. For Dunajevsky, however, it is clear that he no longer wants to return to the affected apartment building. He has already involved a tenancy lawyer to check possible compensation.
For Dunajevsky, it is important that the property management is held responsible for the damage caused. In addition to the emotional stress, he suffered financial losses because his home furnishings were damaged and he could not work in the past few weeks.
The apartment building in Berlin-Gesundbrunnen continues to cause a stir and presents those responsible for great challenges. The tenants hope for a quick solution to be spared from further water damage in the future.
