Waiting for the real estate industry: Charging infrastructure must grow quickly and effectively!

Berlin, 3.10.2024 - the real estate industry sounds alarm! In Germany you urge a rapid expansion of the charging infrastructure for electric vehicles. "It is about increasing the acceptance of e-mobility, especially through practical charging options in houses and in economic real estate," announced Iris Schöberl, the President of the ZIA. But there is more!

The real estate industry calls for a clear judgment on costs and benefits. "The added value of our charging infrastructure must be in the best relatives to the expenses of real estate owners," explains Schöberl. "We cannot simply equip all existing economic properties with charging points if it is not clear whether there is really a need!" A clear statement: there must be more insight and less blind actionism!

The real estate industry has concrete plans for new residential buildings in the drawer! According to the requirements of the European EPBD, at least 50 percent of new buildings with more than three parking spaces are to be pre -tied. To do this, protective pipes for electrical cables for the remaining parking spaces would have to be planned. A step in the right direction, which is far from everything!

When it comes to economic real estate, the EPBD looks at the number of loading points - regardless of their performance! A charging point for five parking spaces should be the rule for new and extensively renovated non -residential buildings. But office buildings have other requirements, here at least one charging point for two parking spaces is required!

Different use: a key to success of the charging infrastructure

A great focus must be on the different use of the commercial properties. The service times of the vehicles vary greatly: while offices are often parked for up to eight hours, commercial properties are usually only 30 to 120 minutes. This is where the big difference comes: speed is trump card! Some fast loading points are much more effective than a comprehensive equipment with slow columns.

The ZIA takes this challenge into account and has created a position paper that gives the courage to innovate: Zia position paper-Geig-2024.

Important background information: Around 103,000 normal and 25,000 quick load points are currently registered in Germany. The national control center charging infrastructure estimates that between 380,000 and 680,000 publicly accessible charging points will be needed by 2030! 86,000 of them on customer parking spaces alone. There is more than urgent here!
