As a Groener started building in Berlin in 2010, the property prices were significantly lower. He observes an enormous increase in prices, which means that the rental costs in Berlin increase significantly. Gröner explains that the high property prices are a main factor that makes affordable living space in the city difficult.

Despite the potential in Berlin, Gröner has held back in the past two years because the exploding property prices make the new building economically unprofitable. GRÖNER criticizes the current economic policy in Berlin, which, in his opinion, leads to inadequate purchasing power. He calls for more efficient use of the available resources to combat the lack of housing. Gröner suggests innovative solutions such as covering motorways to create living space.

In terms of energy -efficient technologies, Groen prefers geothermal energy for his projects. He expresses concerns about an excessive expansion of air heat pumps and split air conditioning systems in apartments. Despite his political orientation as a social democrat, Gröner donated to the CDU to establish a bourgeois class in Berlin and to promote more balanced political discourse.
