Gröner: Why Berlin builder has been paused for two years

Christoph Gröner, one of the leading builders in Germany, has his business headquarters in Berlin, but has not been building anything in the capital for two years. Although Gröner was known as the "Big Donor" of the Berlin CDU, he described himself as a convinced social democrats at the Future Forum of his Gröner Group. Gröner emphasizes that the rising property prices in cities such as Berlin, Munich, Hamburg and Leipzig influence the housing costs.

In 2010,

in Berlin started building projects with low property prices, but which were almost tenfold in the following years. The rental prices in Berlin depend heavily on the property costs, which is a challenge for builders. Gröner criticizes the strong speculation that leads to price jumps and refers to the weakness of Berlin purchasing power compared to other German cities.

Despite the enormous potential in Berlin, Gröner has severely restricted the construction of new apartments in the past two years due to the exploding property prices. He emphasizes that the purchasing power of the population is crucial for real estate prices and is no longer sufficient in Berlin to implement profitable construction projects. Gröner has therefore oriented itself to other cities such as Cologne, Leipzig and Karlsruhe, where the purchasing power is higher.

Hinsichtlich der Wohnungsnot schlägt Gröner vor, ungenutzte Flächen effizienter zu nutzen, beispielsweise mit dem Bau von mehrgeschossigen Gebäuden. He emphasizes the delays in construction projects based on ideological disputes and demands more consistent politics that enables faster housing. Gröner sees the need to decouple the housing of ideological discussions and work together on a master plan for more living space.
