Gröner Group Berlin: Why the construction activities stagnate

Christoph Gröner, one of the most important and best -known builders in Germany, has his business headquarters in Berlin, but has not been building anything in the capital for two years. Gröner was the largest donor from the Berlin CDU in 2020 with a sum of 820,000 euros. At a future forum of his Gröner Group in Berlin, he confessed to himself as a convinced social democrat at the end of March. He explains these apparently opposing points of view in an interview.

GRÖNER expresses that the rising property prices in German cities, especially in Berlin and Munich, are increasingly making affordable living space. The construction costs themselves are not the problem, but the exorbitant price increases in the land. He emphasizes that the property costs are now superior to the construction costs, which makes it difficult to offer affordable living space despite higher construction costs.

in Berlin, Groener observed how the property prices of 700 euros per square meter almost tenfold in 2010. This caused the construction of living space to become economically unprofitable. Due to the low purchasing power in Berlin, it was difficult to cover the costs for land and to achieve an appropriate return.

In terms of housing construction, Graner suggests that the building law is simplified in order to build new apartments faster and more efficiently. He criticizes the ideological hurdles that often hinder the construction of living space and pleads for a joint effort of all political parties to counteract the acute lack of housing in Berlin.

GRÖNER emphasizes the importance of a pragmatic approach to quickly create more living space and to avoid social unrest due to lack of housing. He warns that in times of acute lack of housing, people could become susceptible to extremist political currents and therefore demands a determined and rapid reaction to relieve the housing shortage in Berlin.
