Gröner Group AG: Why Christoph Gröner no longer builds in Berlin
Christoph Gröner, one of the most important builders in Germany based in Berlin, has not carried out any construction projects in the capital for two years. Despite his donations to the Berlin CDU, he is a staunch social democrat, which may seem contradictory for some. Gröner emphasizes that the rising property prices, not the construction costs, living in cities such as Munich, Hamburg and Leipzig make it priceless. Berlin has a similar development, with property prices that have almost tenfold in just 15 years.
GRÖNER explains that the exploding property prices in Berlin led to the fact that his company has not realized any further projects in the city since 2022. The purchasing power of the Berlin population is not sufficient to serve the high rental prices required to cover the property costs. This means that the implementation of new construction projects is not profitable in economic terms.
Another aspect that Greön appeals is the idea of using resources in cities like Berlin. He suggests using existing areas more efficiently by, for example, replacing one -storey building by multi -storey people. Nevertheless, Gröner complains of a lack of willing politics to participate in housing construction. Ideological concerns and party political interests often seem to be in the way instead of promoting solutions to create urgently needed living space.
