Dispute over high -rise: Senate takes over construction plans in Friedrichshain!
A controversial building project in the Berlin district of Friedrichshain-Kreuzberg ensures a dispute between the Senate and the district. The Berlin Senate has withdrawn the development project, which is planned at Rudolfstraße 18, near the Warsaw Bridge, in order to promote the planning independently and thus accelerate the completion. The area to be built comprises around 19,000 square meters. This decision should be considered against the background that the district expresses concerns about urban design and environmental protection.
District City Councilor Florian Schmidt from the Greens has already criticized the project as "uninnable in terms of urban planning". In particular, he expressed concerns due to the high probability that luxury apartments are being built in the planned 140 meter high high -rise. The criticism is also directed against the possibility of excessive structural compaction and the lack of consideration of green spaces and playgrounds in the project.
dispute over urban planning visions
The high -rise project provides for an additional 500 apartments to create, with 25,000 square meters for social housing. The rest of the area is intended for commercial use. A total of different residential and commercial units are to be created on around 98,000 square meters of gross floor area. The Senate takes the view that the project offers an opportunity for additional living space, while the district warns of the consequences of the dense construction. The district, on the other hand, is planning to complete by 2028 and criticizes that central specifications from the high -rise management of the State of Berlin have not been observed.
The current debate about the building project in Friedrichshain is involved in a major discussion about urban development policy. Many stakeholders complain about the inadequate public participation in the planning phase. The development is also influenced by the neighboring "Edge East Side" Tower, who is supposed to attract Amazon as the main tenant. A significant change in the cityscape is also expected there.
The high -rise project on Warsawer Strasse is not only because of its dimensions, but also due to the urban planning visions of the actors involved. The question remains how the different perspectives between the Senate and the district can be balanced in the long term and whether social housing will actually be sufficiently taken into account.
