A year after the rent alliance: B.Z. draws balance - what did the measures have done?

The forged rent alliance in Berlin has been in existence for a year. At that time, the Senate had made agreements with landlords, investors and associations. But what has this alliance have brought so far? The B.Z. checked the results.

An important part of the alliance was the obligation to award every third free apartment to WBS owners. In the first quarter of 2023, Vonovia and Deutsche Wohnen met this promise at 718 of a total of 1752 re -rent. This corresponds to a share of 40 percent. Other private and ecclesiastical companies have only fulfilled this obligation to 11 percent, cooperatives 14 percent and urban societies even 63 percent.

Furthermore, Vonovia, German living and the state companies had promised to freeze rents in 2022. Although there is no information from other companies, we can at least assume that they have kept their promise.

The alliance also has the goal of building a total of 100,000 new apartments by the end of 2026, i.e. 20,000 per year. In 2022, however, only 17,310 apartments were completed.

When it comes to social housing, the desired numbers were also not achieved. Instead of the planned 5000 apartments, only 2422 and even 59 apartments were completed by the city companies.

There were also only a few activities in 2022 in terms of changing apartments and direct apartment exchange. There were only 765 changes in apartments within their own companies and 237 times were replaced by apartments.

All in all, all alliance partners have so far remained on the shelf. However, the planned framework law ensures expropriation for investors. They fear a possible new brake. According to the successful referendum "Deutsche Wohnen & Co, the CDU/SPD senate now wants to tackle this law. The ruling Kai Wegner (CDU) was skeptical and warned of possible problems.

So it remains exciting how the rent alliance will develop in the coming years and whether the goals set can be achieved.
