The illusion of cheap rents in Berlin: reality for very few

In Berlin sind günstige Mieten eher eine Seltenheit, was die Wohnungssuche erschwert. Trotz verzerrter Angebotsmieten auf Immobilienportalen helfen die reichlich vom BBU angebotenen Wohnungen unter acht Euro Mietpreis nur selten weiter. Alteingesessene oder Glückspilze mit Kontakten haben möglicherweise einen Vorteil, während andere verzweifelt in teuren und spärlich ausgestatteten Mini-Apartments Zuflucht suchen. Die stagnierenden Bestandsmieten im Vergleich zu den enormen Kosten für Modernisierungen und Neubau stellen jedoch ein Problem für die Branche dar. Um die sozial orientierte Wohnungswirtschaft nicht zu überfordern, sind moderate Mietsteigerungen in Anbetracht der Lohnentwicklung mittelfristig unverzichtbar. Gleichzeitig müssen Bund und Land den Neubau in Berlin stärker und verlässlicher als bisher subventionieren, da für einen Teil der Bevölkerung bereits Münchener Verhältnisse herrschen.

In order to avoid an overwhelming apartment of the socially oriented housing industry, moderate rent increases within the framework of wage development are essential in the medium term. At the same time, the federal and state governments have to subsidize the new building more and more reliably than before.

It is important to recognize that the cheap rents in Berlin are not equally accessible to all population groups. For some, the situation is almost comparable to the housing market prices in Munich. In order to improve the living situation in Berlin and offer more people affordable living space, measures must be taken to promote the new building and regulate the costs for modernizations.
