energy -efficient renovation: How real estate owners can secure additional funding money
In Germany, around two thirds of the property owners who apply for state funding to energetic renovation miss thousands of euros in grants*every year*. Only those who can be created by an energy consultant and submit it together with their application for funding receive the highest possible funding rate. So far, however, only 36 percent of applicants have been doing this. The independent financial advisor Finanztip informs and gives tips on what will be likely to pay attention to the application and the selection of the energy consultant. For this, Finanztip has carried out an investigation of 16 nationwide energy consultations and can recommend five providers.
When energy costs rise and a house consumes a lot of energy, energetic renovation can be a solution. For example, through a facade insulation or the exchange of windows. In 2023, over 300,000 applications alone were made for funding. However, renovation is often time -consuming and expensive, and the application process for funding is complicated. Nevertheless, only around a third of the applicants get support from an energy consultant in advance and thereby waive up to 7,500 euros in additional funding per year that they would actually be entitled to. Sandra Duy, financial tip expert for energetic renovation (sample calculation see appendix), explains: "Without an individual renovation plan, only a significantly lower part of the renovation costs is subsidized. Either the willingness to renovate lack the knowledge or they are unsure about the choice of energy consultant and therefore do without it."
When searching for an energy consultant, numerous providers can quickly be found on the Internet. However, the profession of "energy consultant" is not protected. It is important that the provider is registered with the German Energy Agency (dena), otherwise no funding will be approved. The DENA places certain requirements for consultants, such as corresponding studies and training qualifications, further training and professional liability insurance. Local energy consultants can be found in the Energy Efficiency Expert List of the DENA. However, these are often booked for months in advance. For this reason, Finanztip has investigated energy consultations across Germany with a DENA registration that is available within a few days or weeks. Finanztip pronounces a recommendation for five providers to give applicants more security when choosing a suitable consultant.
An individual restructuring schedule (ISFP) shows which measures should be carried out and in what order. An ISFP also offers financial advantages and is particularly worthwhile for expensive renovations: With a renovation timetable, up to 60,000 euros per year and residential unit can be used in costs, of which the owners receive 20 percent as a grant. Without ISFP, it is only 15 percent at a maximum of 30,000 euros in renovation costs. With a maximum amount of 15 years, the additional funding is 112,500 euros. Duy explains: "The ISFP's bonus comes particularly well when the costs of the work are over 30,000 euros. Depending on the condition of the house, they can already exceed this amount by replacing the windows or the facade insulation." The cost of advice with a renovation schedule only amounts to around 400 to 800 euros for a one to two-family house, since the state pays up to 80 percent of the costs.
