Builders Christoph Gröner criticizes high construction costs in Berlin
Christoph Gröner, an important building contractor in Germany, has put his business focus on Berlin, but has not been building anything in the capital for two years. The pure construction costs in Munich amount to 3000 to 4000 euros per square meter, while the property prices are 6000 to 8000 euros. Similar conditions can also be found in Hamburg. In Berlin itself, prices have risen sharply, which makes it increasingly unprofitable to build there. Gröner emphasized that the property prices are the biggest challenge, since an apartment rent in Berlin is mainly determined by the property costs.
Despite the potential in Berlin, Groen has held back in the past two years because the property prices have exploded. The lack of purchasing power of the Berliners influences the profitability of construction projects in the city. Gröner sees politics challenged to quickly create building law and overcome ideological obstacles in order to create urgently needed living space. Among other things, he suggests covering the highways to make room for apartments.
GRÖNER emphasizes that politics must intervene more in the creation of living space in order to cope with the increasing housing shortage. He warns that political ideologies could hinder housing and ultimately lead to people choose extremist parties due to housing shortage.
